Downtown Scottsdale is hot! The Scottsdale Optima Rental Report for the period of November 15, 2012 to December 15, 2012 shows brisk rental activity. There were 14 condominiums leased at an average rental rate of $3023 per month.
The least expensive condo at Optima Camelview rented for $1900 per month. The highest rental rate for this time period was $4950 per month for unit 2002 in the building located at 7157 E Rancho Vista Dr.
Optima Camelview is an ideal home not only for seasonal residents fleeing harsher climates, but also for newcomers to our beautiful Valley of the Sun! Camelview hosts amenities such as (but certainly not limited to!) a sprawling 24,000 sq. ft. fitness center (which includes indoor racquetball courts, basketball court, steam rooms, indoor pool/hot tub, etc), multiple outdoor pools and hot tubs, a putting green, on-site dog park, dry cleaners, restaurants, concierge, grocery delivery, and much more!
If the amenities alone are not enough, then you might be surprised to find out that all condo’s have 9 foot ceilings, floor-to-ceiling glass windows, granite countertops, secure parking in the underground garage with direct elevator access from the garage to your floor and much more! Many of the condos also have breathtaking views of Camelback and Mummy Mountains. Most of my clients moving from larger homes or rural settings have been surprised at how accustomed to the “condo lifestyle” they have become after living in some of the most premium condominiums within walking distance of Old Town Scottsdale.
The average rental rate for this time frame was $2.30 per month per square foot with an average condominium size of 1339 square feet. Last month the average rental rate was $2.20 per square foot per month for an average condo size of 1502 square feet.
Where are Scottsdale Optima prices headed?
There are currently 23 condos on the market at Scottsdale Optima Camelview. The average asking price is $2.34 per square foot per month with an average size of 1234 square feet.
The trend has been that the condos that are renting are a little smaller and cost slightly more per square foot. This may continue during the busy snow-bird winter season.
Give me a call today to find out why so many of my clients moving to Arizona are choosing to make Scottsdale’s Optima Camelview their home, and why there are still such great rental values despite being the “on-season”.
